You’re not legally required to provide an electrical safety certificate to sell an owner-occupied home, but buyers, surveyors and lenders increasingly ask for one, and a recent report can prevent last-minute delays or price haggling. Usually the buyer arranges and pays for an electrical inspection as part of their own due diligence, much like a survey, since it’s for their reassurance about the property.
